ABOUT US
If you're looking for a short stay in an unusual place in a beautiful location then may we introduce you to our comfortable bed and breakfast.
We are Simon and Sally and within our house is a former North Staffordshire Railway carriage almost 150 years old and now converted into living accommodation.
The Carriage Suite comprises a bedroom with king size bed, an adjoining shower/WC and direct access to the first class lounge compartment of this Victorian railway carriage.
Our house, Santa Barbara, is near the centre of the small coastal village and resort of Winchelsea Beach with its shops, pubs, cafes and takeaways.
A short walk takes you to the sand and shingle beach of Rye Bay with its two nature reserves. A short drive takes you to the ancient port towns of Winchelsea and Rye.
A little further afield is the famous seaside resort of Hastings with its historic links to the Norman Conquest of 1066 and its interesting Old Town, fishing fleet and pier.

The Carriage Suite is a bright and comfortable place to stay with a view across farmland to the old sea cliff of Winchelsea Town and a garden view to the rear.
There is a king size bed, TV, Wifi, tea and coffee making facilities, mini fridge and wardrobe adjoining an ensuite with shower and WC. The original Victorian carriage end forms one wall with a door direct into the lounge compartment where you can relax and enjoy your breakfast.
The price for the suite is £125 per night (max.2 guests)
including Continental breakfast.

Breakfast
We include a Continental breakfast either served in the carriage lounge at a time of your choice between 0800h and 0930h or we can leave things in the room for you to serve yourselves.

Breakfast usually includes a pot of tea or cafetiere coffee , fresh bread rolls, butter and Sally's homemade jam or marmalade plus yoghurt, granola, milk and fruit juice.
Let us know if you have particular dietary requirements and we'll do our best to help.
Check- in is from 1600h to 2000h
Check- out by1100h
Please vacate the room each day between these times if you are staying for more than one night..
TV and WiFi
We have fibre broadband in the house. There is a small flat screen TV in the room with Freeview.
Parking
There is free, unrestricted, on road parking nearby.
Access and security
We will supply you with keys for the front door and the Carriage Suite door on arrival.

THE LOCAL AREA
Winchelsea Beach
The lovely sand and shingle beach is a 5 minute walk from our house. There's the Ship café and bar next door and Pub 31 just down the road. The Co-op store is open every day and has a Post Office within. Nearby is a fish and chip shop and another takeaway.
Winchelsea Town
The historic town and former ancient port sits on old sea cliffs across farmland from our house.There's a pub with a nice garden, a lovely old church and lots of interesting streets and buildings to explore.
Rye
This ancient town and port is a real gem. Cobbled streets and historic buildings vie with shops, galleries, antique shops, restaurants and cafes to make this town an essential destination for anyone staying in this area.
The nearby Rye Harbour has a good pub and cafe.
Leisure Activities and Places of Interest
Just along the coast is the famous seaside resort of Hastings with its pier, castle and fishing port. The dunes of Camber Sands are a short drive away.
Nature reserves
We are lucky to have two nature reserves close to our house. The Morlais Trust has a small area of protected land nearby and the Rye Harbour Nature Reserve with its birdwatching hides and fabulous new visitor centre is just along the coast.
Walking
There is an excellent network of footpaths in the area. You can walk to Rye via Camber Castle in less than an hour. The Saxon Shore Way runs along the Royal Military Canal nearby and the 1066 Country Walk trail is easily accessible.

Covering Battle, Bexhill, Bodiam, Rye, Camber, Hastings, Herstmonceux, Pevensey, Rye and Winchelsea, 1066 Country is never short of an event or two. We're well known for our festivals, from the Hastings Fat Tuesday to Jack in the Green, and our famous Bonfire Celebrations that take place from October.

Cancellation: we will refund you in full if you have to cancel up to 5 days before your arrival date.
After that, we will make every effort to resell your booking and refund you accordingly but retain the right to keep your payment should we be unsuccessful.
